In this blog we will tell you about tracking down and fixing the most common types of roof leaks.
While repairing the leak is easy, tracking the leak can be challenging. It’s important to repair leaky roofs immediately, as even small leaks can create bigger problems.
For difficult leaks, take a helper along and go on the roof with a garden hose. Now soak the area slowly where the stain appears in your house. Ask the helper to stay inside the house and wait for the drips to appear. Let the water run from hose for several minutes. Removing shingles in the suspect area can also help in finding the source of the leaks.
Some roof leak stains are smaller than the others. In this case, look for the underside of the roof for shiners. A shiner is the nail which missed the framing member when the carpenter nailed the roof sheathing. Clipping the nail with a side-cutting pliers is the solution in this situation.
The vent boots can be plastic, plastic fused with metal, or two-piece metal units. You must check the plastic bases for broken seams followed by looking for the rubber boot surrounding the pipe. It can be torn or rotten which allows the water to flow inside.
Check for the cracked housings on plastic roof vents and broken seams on metal ones. All you can do is replace the damaged vents.
Often, the wind- driven rains come from above the roof, especially around windows, between corner boards and sidings, and through the cracks and knotholes in siding. Replace the cracked and rotted, or missing sliding.
Flashings around the chimney can rust through and the simple solution is to slip a new flashing under the old rusted stuff. So, the water seeping through will be diverted.
